Walmart Purchases 33 Acres Near Planned Costco in Southeast Tucson

Walmart plans to build a new Supercenter of more than 170,000 square feet at Houghton Town Center in southeast Tucson. The company bought about 33.23 acres near East Old Vail Road for $6.99 million, with the sale closing July 2, 2026.

The property at 10052 E. Old Vail Road includes nine commercial parcels and is near Walmart’s existing store at Houghton and Old Vail roads. Walmart is seeking the required permits, and construction is expected to start in the first quarter of 2027. Plans also leave room for possible future expansion and include a fuel center near East Old Vail Road.

The current Walmart will stay open until the new store is ready. Once Walmart moves out, the existing building is expected to be divided among two or three other retailers. Houghton Developers, an affiliate of Diamond Ventures, sold the land.

The Walmart property sits immediately east of a separate 22.35-acre site where Costco is seeking approval for a roughly 162,000-square-foot warehouse, fuel facility, parking and landscaping. Together, the projects would bring more than 55 acres of major retail development to East Old Vail Road, west of South Houghton Road.
