Tucson’s commercial property market logged 26 lease transactions during the week of July 20 to 24, offering signs of continued activity across neighborhoods from the South Side and East Side to downtown, the northwest and the University area. The deals included 20 new leases and six renewals, representing a reported 94,554 square feet across retail, industrial and office properties. The week also included a 1.48 acre industrial land lease and a sublease involving an ATM facility. Retail accounted for the largest portion of the activity, with several centers reaching full occupancy and multiple businesses planning openings later in 2026.
The largest deal was Just Between Friends Tucson’s lease of 26,500 square feet at 2520 South Harrison Road on the East Side. The property’s landlord is Harrison 135th St., LLC, with Natalie Furrier and Greg Furrier of Cushman and Wakefield | PICOR representing the landlord. The transaction is substantially larger than the other listed retail leases and was the biggest single space commitment reported for the week.
Industrial activity included an 8,816 square foot lease by Abrams Airborne Manufacturing at 7775 North Casa Grande Highway in the northwest submarket. The company works in precision sheet metal fabrication, CNC machining, aluminum dip brazing and related processes, and is expected to occupy the space immediately. Andreas Castillo of VOLK Company represented Abrams, while Bruce Suppes of CBRE represented landlord Casa Grande Tucson LLC. Elsewhere in the industrial sector, Batyl LLC leased 3,030 square feet at Tucson Tech Park on East 18th Street, and Copper Valley AC took 1,000 square feet at Camino Seco Business Park.
The week also brought new office tenants to several parts of the region. Corvid Technologies LLC leased about 4,400 square feet at 201 North Bonita Avenue, while Modern Technology Solutions leased 2,556 square feet at Williams Centre on East Williams Circle. HM Management leased about 2,050 square feet at 101 South La Cañada Drive in Green Valley, and Lauremar Inc. leased 1,125 square feet at North Indian Ruins Road. The properties span the Downtown and West, East, Green Valley and Northeast submarkets, showing that office leasing was not concentrated in one part of the area.
Several new retail leases involve businesses that expect to open in the fourth quarter of 2026. Mobility Plus, operated by G&D Properties, leased approximately 4,800 square feet at 2711 East Grant Road. Los Amigos Barbershop leased about 1,400 square feet at 3388 East 22nd Street. Levi Enterprises leased approximately 1,000 square feet at Tucson Marketplace Boulevard for a planned nail salon, and Beautiful Little Things leased about 802 square feet at 340 East Sixth Street for a specialty coffee shop. Luxe White Smiles also leased about 1,200 square feet at Midstar Plaza on East Broadway Boulevard, where it plans to operate a teeth whitening spa.
Other retail agreements filled smaller spaces throughout Tucson and Southern Arizona. MGRM Pinnacle leased approximately 2,876 square feet at Randolph Plaza Shopping Center on East 22nd Street. The Vybe Café leased 1,800 square feet at Bisbee Plaza on South Naco Highway. Able Nutrition and Fitness, doing business as Able Fresh, took 1,411 square feet at Bear Canyon Shopping Center near Tanque Verde Road and Catalina Highway. The center is now fully leased. Bang Fitness, which operates Sweat House, leased about 1,310 square feet at Sam Hughes Place on North Campbell Avenue, making that center fully leased as well. Total by Verizon leased 988 square feet at Speedway Craycroft Plaza, which is also now fully leased.
The transaction list included a range of specialized and less conventional commercial arrangements. Gorman General Contractors leased 1.48 acres of industrial land at North 15th Avenue. Vantage West Credit Union subleased the fifth ATM lane at its former branch on South Craycroft Road from Lira Electric. These deals add land use and financial service infrastructure to a week otherwise dominated by conventional building leases. The reported activity also included an approximately 1,000 square foot lease by ZM Mobility, doing business as Total by Verizon, and the smaller retail and office commitments spread across central, eastern and southern Tucson.
Renewals accounted for six of the 26 reported transactions, indicating that established businesses continued to retain local space alongside the new arrivals. Rentokil North America renewed 8,400 square feet at North Forbes Boulevard in the northwest submarket. TDIndustries renewed 6,760 square feet at Broadmont Drive near the airport and South Side. ACTS renewed approximately 5,250 square feet at Ajo Business Center, where it operates Ajo Bikes, a Tucson area bicycle business that has served cycling customers since 2002. Gospel Supplies renewed 4,240 square feet at Broadway Center, while the remaining reported renewals contributed to the week’s total activity.
Taken together, the leases point to broad demand for commercial space across Tucson rather than a single dominant corridor. Retailers are filling neighborhood centers and specialty spaces, industrial users are taking both operating facilities and land, and office tenants are adding or maintaining space in multiple submarkets. The planned fourth quarter openings give residents several future business changes to watch, while the fully leased centers at Bear Canyon, Sam Hughes Place and Speedway Craycroft Plaza reflect completed leasing cycles at those properties. For Tucson businesses and property owners, the week’s numbers show a market combining new occupancy, long term renewals and continued activity in a wide range of commercial uses.
