$20 million in luxury listings hit the Tucson market

Sunday, October 18, 2026 · Reported by Arizona Daily Star

Two high-end homes near Sabino Canyon are now listed for a combined $19.8 million, putting nearly $20 million worth of luxury real estate on Tucson’s northeast side. The properties are about five miles apart and offer a sharp contrast to the affordability concerns affecting much of the local housing market. Both are being marketed by Russ Lyon Sotheby’s International Realty, with the listings aimed at buyers seeking large private properties, resort-style amenities and close access to the Sonoran Desert.

The more expensive listing is Querencia Estate, at 6452 N. Rattlesnake Canyon Road. The 73-acre property is priced at $10 million and includes a 5,700-square-foot main residence, along with a separate 1,100-square-foot guesthouse. The home was completed in 2015 and designed by Tucson architect Ron Robinette. Its setting near Sabino Canyon is central to the property’s appeal, combining substantial acreage with views and direct immersion in the landscape.

Querencia’s name comes from a Spanish word describing a refuge, or a place where someone feels protected and secure. The house was designed to bring the surrounding canyon into daily life, with wraparound patios, shaded outdoor terraces and large areas of imported glass in the doors and windows. A trail crosses the property, adding to its connection with the desert. The listing also emphasizes that the estate provides privacy and open space while remaining close to Tucson dining and resort amenities.

The property’s design reflects a broader Tucson luxury market identity, where the desert environment is treated as a defining feature rather than simply a backdrop. Robinette’s work uses walls of glass to frame mountain views, while the patios provide outdoor living areas suited to the region’s climate. The acreage is another major distinction from most residential listings in the city, giving the estate a scale that is unusual even among expensive homes in the Tucson area.

The second property, known as the Desert Retreat, is listed for $9.8 million at 3978 N. Canyon Ranch Drive. It sits on 1.4 acres and contains 10,431 square feet of living space, with four suites and a separate spa building. The home was designed by G&M Design of Monaco and Bart Reines of Miami. Its design is organized around a series of private spaces, with each suite described as functioning like an individual casita.

Extensive desert gardens surround the Desert Retreat and form a landscaped buffer between different parts of the property. The gardens are intended to create privacy while maintaining a connection to the natural setting. Unlike Querencia, which derives much of its character from its 73-acre expanse, the Desert Retreat concentrates its luxury features on a smaller parcel, using architecture, gardens and separate guest accommodations to create a secluded atmosphere.

The listings arrive as Tucson continues to face a divided housing market. For many local residents, rising home prices and limited affordability remain pressing concerns. At the same time, luxury sales have remained strong over the past five years, with second-home buyers from outside Arizona helping drive demand at the highest end of the market. The two new listings show how properties near Tucson’s mountain corridors continue to attract attention even as buyers across other parts of the market face more ordinary concerns about cost and availability.

Recent sales illustrate the rise in the local luxury segment. In 2021, a home near Forty Niner Country Club sold for $4 million, setting a Tucson record at the time. In 2024, a property north of Skyline Drive sold for $7.5 million based on architectural renderings before construction was complete. Earlier this year, another home northeast of Campbell Avenue and East Skyline Drive sold for $8.6 million. The new Querencia and Desert Retreat listings, if they sell near their asking prices, would represent another significant step upward for Tucson’s top tier of residential real estate.

Luxury construction is also expanding beyond individual custom estates. A new 62-home community in the Tortolita Mountain foothills recently broke ground, with prices beginning at $2 million. That development points to a wider growth in high-priced housing options around Tucson, from large custom properties near the Catalina Mountains to smaller, planned residences in the foothills. For now, the two northeast-side listings stand out for their size, design and proximity to Sabino Canyon, offering prospective buyers two different versions of secluded desert living within a short distance of the city.
